Our services and fees are tailored for you specific needs. We do valuations only in compliance RICS Valuation Standards and International Valuation Standards wherever applicable. We are registered valuers for asset class – land and building and be rest assured, only registered valuers engaged in valuation of properties. We measure each and every property as part of our integral valuation process. You will experience it in our overall service and report quality.

Property registration under Sec 28 of Kerala Stamp Act, 1959:
  • INR 2,000 – INR 4000/- (Depending on the size and condition of the property)

  • A valuation report in prescribed format is mandatory for registration of building(s)

  • INR 3,000/-

  • You may need valuation certificate to claim subsidy from industries centers. We are adept and can provide your instant services so that further processing runs smooth. We carry out detailed analysis of buildings and issue certificates to ensure that you do not face unwanted delay and (or) rejection of associated applications.

Valuation certificate for industrial property for official purposes:
Immigration or visa applications:
  • INR 3,000 – INR 5000/- (Depending on the size of the property)

  • Valuation services for student or business visa applicants directly and (or) from travel agents or advisors as well as other immigrations purposes.

  • Please insist for a detailed valuation report for submission to respective immigration officer.

  • Beware of fraudulent practices wherein a registered valuer / appraiser does not directly inspect the property and charge fees for low quality valuation reports.

Mortgage or home loan (support for secured lending decisions) from bank or NBFC:
  • INR 3,000/-

  • Valuation services for banks and NBFCs as well as for property owners, lease holders and (or) companies who intend to find out market value and realizable value for loan applications.

Project finance related:
  • Starts from INR 5,000/- to INR 10,000/- based on project size

  • Valuation services for project finance purposes.

Development appraisals:
  • Starts from INR 5,000/- to INR 10,000/- based on project size

  • Valuations related to under construction or feasibility of proposed projects (all types of properties)

Transaction support (For sale or purchase of a real property):
  • INR 3,000 – INR 5000/- depending on land area and property type.

  • Valuation requirements for selling your property or buying new property.

  • In case you are yet to make up your mind on such need of a valuation report, we would sincerely advice you to always insist your property consultant or broker or prospective buyer or seller to avail a reliable valuation report from a government registered valuer.

  • We provide highest and best use analysis.

Family settlement / partition
  • INR 5000/- (per property – negotiable)

  • In case, joint owned property owners are looking for value of a land or building or both in order partition their property or value their rights or interests in the property, we can assist you.

NPA Valuation
  • Fees - On case-to-case basis

  • Loan accounts which have turned into non-performing assets (NPA) can be valued / appraised only by registered valuer under Sec 34 AB of Wealth Tax Act, 1957

  • After a loan account turns NPA, we value the fair market value and (or) auction value of the property as per lending firm’s requirements.

  • Banks and lenders are advised to exercise caution since only registered valuers are authorized to directly inspect and value such NPA properties.

Litigation support:
  • On case-to-case basis

  • Usually, advocates will advise you on the requirement of a valuation report in case of legal disputes or litigations.

  • We render valuation services and also testify as expert witness in litigations related to property and its value.

Financial reporting:
  • INR 3,000/-

  • Valuation of properties for financial reporting purposes

Under various sections of Income Tax Act, 1961:
  • Fees shall be as per CBDT guidelines.

  • Your Chartered Accountants usually will advise you on requirement of a valuation certificate or report.

  • We cater valuation requirements related to cost of construction. We can help you to reply to a notice from income tax office or other law enforcement agencies related for valuation or property and (or) relevant sections of Income Tax Act, 1961.

Under Companies Act, 2013 and Insolvency and Bankruptcy Code, 2016:
  • Fees – Case-to-case basis.

  • Usually valuation jobs under IBC, 2016 and under insolvency proceedings are initiated by Insolvency Professionals (IP) or Resolution Professionals (RP).

  • Valuation under mortgage of properties owned by Companies or LLPs fall under Companies Act, 2013. The discretion of allocation of valuation jobs for such purposes are under the purview of respective Credit Manager / Branch Manager / Technical Manager of respective lending firm.

  • Valuations under this head can be carried out only by registered valuer / valuer entity under Sec 247 of Companies Act, 2013.

Fees mentioned above are exclusive of 18% GST.
